Welcome to Ease Homes ("Ease," "we," "us," or "our"), operated by Sanctuary CA Inc. These Terms of Service ("Terms") govern your access to and use of www.easehomes.co and any related websites, landing pages, forms, tools, communications, and services we provide through the site (collectively, the "Site").
By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

2. Eligibility
You may use the Site only if you are at least 18 years old and legally able to enter into a binding agreement.
By using the Site, you represent that:
- you are at least 18 years old;
- the information you submit is true and accurate to the best of your knowledge; and
- your use of the Site does not violate any applicable law or regulation.
3. Site Purpose
The Site is intended to provide general information about Ease, homebuying-related services, new construction communities, buyer representation, incentives, rebates, and related opportunities.
The Site is for informational and lead-generation purposes only unless we expressly state otherwise.
4. No Agency Relationship Created by Site Use
Your use of the Site, submission of a form, scheduling of a call, sending us a message, or communicating with us through the Site does not by itself create:
- a broker-client relationship,
- an agency relationship,
- a fiduciary relationship,
- an exclusive representation relationship, or
- any obligation for Ease to represent you in a real estate transaction.
Any brokerage, buyer representation, or agency relationship will exist only if and when the appropriate parties enter into a separate written agreement. California's current buyer-representation rules require written agreements addressing compensation and other terms when a buyer is represented.
5. No Guarantee of Representation, Rebate, Incentives, or Transaction Outcome
Any information on the Site regarding:
- buyer rebates,
- cash back,
- commission credits,
- builder incentives,
- seller concessions,
- upgrades,
- rate buydowns,
- closing cost assistance,
- pricing, or
- potential savings
is provided for general informational purposes only and is not a guarantee.
Actual eligibility, amounts, timing, and availability may depend on many factors, including:
- whether Ease is permitted by law to provide the benefit in the relevant transaction;
- whether a signed written representation agreement is in place;
- lender guidelines;
- builder, seller, MLS, or transaction-specific rules;
- commission structure and compensation actually offered or negotiated;
- closing of the transaction;
- state and federal law;
- tax treatment; and
- other business or legal constraints.
Any advertised rebate cap, such as "up to $30,000," reflects a maximum potential scenario and does not mean every buyer will qualify for that amount.
6. No Legal, Tax, Mortgage, or Financial Advice
Content on the Site is provided for general informational purposes only. It is not legal, tax, accounting, lending, financial, appraisal, escrow, title, or investment advice.
You should consult your own attorney, tax advisor, lender, financial advisor, or other licensed professional before making decisions based on information from the Site.
7. Property, Community, Builder, and Listing Information

We do not control and are not responsible for the content, terms, privacy practices, offerings, or availability of any third-party websites or services. Your use of third-party sites is at your own risk and subject to their terms and policies.
9. User Submissions
If you submit information through the Site, including contact details, community links, home preferences, notes, forms, survey responses, or other content ("Submissions"), you:
- represent that you have the right to provide that information;
- agree not to submit false, misleading, unlawful, defamatory, infringing, or harmful content;
- agree not to submit sensitive information unless specifically requested and reasonably necessary; and
- grant us a non-exclusive, worldwide, royalty-free license to use, store, reproduce, and process your Submissions as needed to operate the Site, respond to your request, improve our services, and market our business, subject to our Privacy Policy.

Advertising claims should be read together with any related disclosures on the page, ad, or form where they appear. Federal advertising law requires claims to be truthful, non-deceptive, and supported, and important disclosures should be clear and conspicuous.
15. Disclaimer of Warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SANCTUARY CA INC. DISCLAIMS ALL WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, AVAILABILITY, OR QUIET ENJOYMENT.
WE DO NOT WARRANT THAT:
- THE SITE WILL BE AVAILABLE AT ALL TIMES;
- THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE;
- ANY DEFECTS WILL BE CORRECTED;
- THE SITE OR SERVER IS FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS; OR
- ANY INFORMATION PROVIDED THROUGH THE SITE IS COMPLETE, ACCURATE, OR CURRENT.
16. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, SANCTUARY CA INC., ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, CONTRACTORS, LICENSORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, GOODWILL, BUSINESS OPPORTUNITY, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR RELATING TO:
- YOUR USE OF OR INABILITY TO USE THE SITE;
- RELIANCE ON INFORMATION FROM THE SITE;
- THIRD-PARTY SITES OR SERVICES;
- COMMUNICATIONS OR INTERACTIONS WITH THIRD PARTIES;
- ANY TRANSACTION OR POTENTIAL TRANSACTION; OR
- THESE TERMS.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SITE OR THESE TERMS SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).
SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS OF LIABILITY, SO SOME OF THE ABOVE MAY NOT APPLY TO YOU.
17. Indemnification
You agree to defend, indemnify, and hold harmless Sanctuary CA Inc. and its affiliates, officers, directors, employees, agents, contractors, licensors, and service providers from and against any claims, liabilities, damages, judgments, awards, losses, costs, and expenses, including reasonable attorneys' fees, arising out of or related to:
- your use of the Site;
- your violation of these Terms;
- your Submissions;
- your violation of any law or the rights of a third party; or
- your misuse of any information obtained through the Site.
18. Termination
We may suspend, restrict, or terminate your access to the Site at any time, with or without notice, if we believe you have violated these Terms, applicable law, or are using the Site in a way that could harm us or others.
19. Changes to These Terms
We may update these Terms from time to time. When we do, we will revise the "Last Updated" date at the top of this page.
Your continued use of the Site after updated Terms are posted constitutes your acceptance of the revised Terms.
20. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict of law principles.
21. Venue
Any dispute arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in or serving San Bernardino County, California, and you consent to the personal jurisdiction of those courts.
22. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions will remain in full force and effect.
23. No Waiver
Our failure to enforce any provision of these Terms shall not be deemed a waiver of that provision or any other provision.
24. Entire Agreement
These Terms, together with our Privacy Policy and any separate written agreement you may enter into with us, constitute the entire agreement between you and us regarding the Site.
If there is a conflict between these Terms and a separate written brokerage or service agreement signed by the parties, the separate signed agreement will control to the extent of that conflict.
